(the “Company”) establishes this Privacy Policy (the “Policy”) regarding the handling of users’ personal information in the services provided on this website (the “Service”). The Japanese version of this Policy is the authoritative text; this English version is provided for reference.

Definition of Personal Information

“Personal information” means personal information as defined in the Act on the Protection of Personal Information of Japan: information about a living individual that can identify that specific individual by name, date of birth, address, telephone number, contact details or other description, or by an individual identification code contained in it.

Information We Collect

1. When you submit our contact form, we receive the following:

2. Access logs (IP address, browser type, date and time of access, etc.) are recorded automatically when you browse this website.

3. This website uses a cookie solely to remember your language preference. We do not use cookies or tracking tools for advertising or analytics.

4. We never collect bank account numbers, credit card numbers, driver’s licence numbers or comparable information through this website.

Purposes of Collection and Use

We collect and use personal information for the following purposes:

1. To respond to your enquiries, including verifying your identity 2. To respond to and make proposals regarding the purchase, sale, investment in, and management of real estate 3. To contact you as necessary regarding maintenance and important notices 4. To identify and refuse service to users who attempt to use the Service for improper purposes 5. Purposes incidental to the above

Changes to the Purposes of Use

1. We will change the purposes of use of personal information only where the changed purpose is reasonably deemed to be related to the purpose prior to the change.

2. Where the purposes of use are changed, we will notify users of the changed purposes by a method prescribed by us, or announce it on this website.

Use of External Services and Transfer Outside Japan

1. Submissions from the contact form are handled by an external form service (Web3Forms) and are forwarded by email to our representative via that service.

2. This website is operated on a server located outside Japan (Hong Kong). The access logs described above are recorded on that server.

3. We exercise necessary and appropriate supervision over these contractors to ensure the secure management of personal information.

Disclosure to Third Parties

1. We will not provide personal information to third parties without your prior consent, except in the following cases or where permitted by the Act on the Protection of Personal Information or other laws:

(1) Where necessary to protect a person’s life, body or property, and it is difficult to obtain the person’s consent (2) Where specially necessary to improve public health or promote the sound growth of children, and it is difficult to obtain the person’s consent (3) Where cooperation with a national or local government body, or a party commissioned by them, executing statutory duties is required, and obtaining consent risks impeding those duties

2. Notwithstanding the preceding paragraph, the recipient is not deemed a third party in the following cases:

(1) Where we entrust all or part of the handling of personal information within the scope necessary to achieve the purposes of use (2) Where personal information is provided in connection with a business succession due to a merger or other reason (3) Where personal information is used jointly with a specific party, and the person has been notified in advance, or the relevant facts have been made readily accessible to the person

Disclosure of Personal Information

1. When a person requests disclosure of their personal information, we will disclose it without delay. However, we may withhold all or part of it where disclosure would fall under any of the following, and we will notify the person without delay if we decide not to disclose:

(1) Where there is a risk of harm to the life, body, property or other rights and interests of the person or a third party (2) Where there is a risk of significant hindrance to the proper execution of our business (3) Where it would otherwise violate laws or regulations

2. Notwithstanding the preceding paragraph, we will in principle not disclose information other than personal information, such as history and attribute information.

Correction and Deletion

1. Where personal information held by us is incorrect, you may request correction, addition or deletion of that information in accordance with the procedures prescribed by us.

2. Where we determine it is necessary to comply with such a request, we will make the correction without delay.

3. We will notify you without delay when we have made a correction, or when we have decided not to.

Suspension of Use

1. Where you request the suspension of use or erasure of your personal information on the grounds that it is being handled beyond the scope of the purposes of use, or that it was obtained by improper means, we will conduct the necessary investigation without delay.

2. Where we determine it is necessary to comply with the request based on the results of that investigation, we will suspend use or erase the information without delay.

3. We will notify you without delay when we have done so, or when we have decided not to.

4. Notwithstanding the preceding two paragraphs, where suspension of use would require substantial expense or is otherwise difficult, and alternative measures necessary to protect your rights and interests can be taken, we will take such alternative measures.

Changes to this Policy

1. Except for matters otherwise provided by law or in this Policy, we may change the content of this Policy without notifying users.

2. Unless otherwise specified by us, the revised Policy takes effect when posted on this website.
